Allegro, the largest online marketplace in Poland, has signed a lease agreement to occupy 27,000 sq m (290,000 sq ft) at a new distribution centre in Piotrków, south of Lodz, Green Street News can reveal.
The park is being developed by Polish Logistics LLP (PLL), with cornerstone investor Grosvenor DPI, and manager Reino IO Logistics – a joint venture between UK-based logistics specialist Caisson iO and Poland-based Reino Partners.
The new cross-dock facility at Piotrków is expected to be “one of the most advanced logistics centres in Poland” with sorting automation, 144 linear docks and a 12m column-free structure plus photovoltaic power and a hybrid heating system.
Angus Scott-Brown, who founded Reino IO Logistics with Dorota Latkowska in 2019, said: “The letting to Allegro gives the Piotrków Logistics Park a tremendous platform for future growth and will broaden its appeal to occupiers and end-investors alike.
“Having the presence of one of the major e-commerce operators in Europe will immediately establish this as a dynamic logistics hub and highlights its strategic location.”
Latkowska added: “Planning permission plus the necessary connectivity to electricity and gas supplies are in place to enable development of the rest of the park which can provide a further 200,000 sq m of space and create one of the leading logistics investment opportunities in the CEE”.
Earlier this month Green Street News revealed that the JV between Reino and Grosvenor had secured a €155m loan (€120m of refinancing and €35m of development finance) from BNP Paribas to finance six standing assets and the prelet built-to-suit property.
In addition to the 42 hectare (103 acre) Piotrków project, the PLL JV owns six assets across Poland with a combined area of over 350,000 sq m (3.7m sq ft) and a total value of more than €260m.
